Mansion Environment - Procedural Textures
Since this texture would only be used on the first floor of building, I added a directional dirt gradient to help transition the texture into the ground.
In UE4, this texture was used for vertex painting. The ivy could be painted on top of any texture using a mask to control the opacity of the ivy.
